One of the surest ways to get a return from your investment is to use your money to buy property. For years people have made millions investing in property, and there are so many ways to do it.

Why is property a safe bet when investing financially?

Property has always been a good investment. When stock falls, as is the case all over the world now, it is better to have your money invested into something that you actually touch.

With this in mind many people invest in things like gold and foreign currencies. These are sound investments, but you really need to know what you are doing with them, as prices can fluctuate so drastically and rapidly.
A property is not going anywhere and whilst it may fluctuate in price according to the market, you will virtually always make a profit in the long run.

What are the different ways to invest in property?

It is possible to invest in property in many different ways. You could build a full development and sell or rent out the units. This is more achievable when you do it in a country where the land prices are cheap, such as Asia.

You could simply ‘turn around’ properties, by buying one, renovating it and then selling it on. A sizeable, quick profit can be made this way if it is done right.

A safe and easy way to invest is to ‘buy to let’ and then let the tenants pay the mortgage, or give you an income, whilst they are staying there. It is nice knowing that all the time the tenants are staying in the property it is increasing in value from when you first purchased it.

What should I be aware of when investing?

As with any investment there are risks to investing in property. That said if you do it right you should see a good return.

If buying off plans always make sure that you understand what you will receive at the end of the development and seek reputable legal advice.

In fact getting a decent law firm to check all the paperwork is a must, especially if dealing with foreign property laws.

Make sure that the building is structurally sound. It is easy to renovate cosmetically, but if the building is structurally flawed you will almost certainly lose money in your investment.

When is the best time to invest?

Now! The best time to invest in property is in the middle of a financial crisis. The property prices are low and many people don’t have the money to invest. Some countries which avoided the financial crisis, such as Thailand, still have flourishing property markets and are well worth checking out.
