Ten important visible checks to make when viewing a Property in Thailand

Once you decide to buy a property in Thailand it’s important to carry out checks to make sure everything is in good order.


Having the assistance of a professional real estate company will also give you peace of mind especially when they can maybe spot problems you can’t always see.

Here are ten important visible checks to make before you sign on the dotted line.
Buy a house in Thailand

  • 1 -Visit your proposed property at different times of the day. Whether you are buying to let or to live in it yourself, it’s essential that you find a quiet area. Let’s face it, no-one likes to live where there’s a lot of noise.
  • 2 -Make sure you check the exterior of the property carefully. Roofs, windows, window frames, doors, paintwork and patio areas should be inspected with a professional builder. Although a house may look perfect at first glance, when you get down to the nitty gritty faults could be found.
  • 3 -Gardens – a well laid out and regularly maintained garden will save you lots of energy and cash. Choose a property that has a landscaped garden along with a reliable gardener.
  • 4 -Interior – the inside of a house should also be well inspected. Check the wiring and plumbing which can both be restricted during bad weather.
  • 5 -Décor – although the décor isn’t as important as many other issues when buying a property, it does help if there is clean, fresh paintwork throughout. You can always change it at a later date. Floors are usually tiled, take a look to make sure there are no broken or missing tiles.
  • 6 -Parking – is there enough space for your car or motorbike? Outside areas of property can often be at a premium, so find somewhere that has plenty of car parking.
  • 7 -Indoor or outdoor kitchen – Thai kitchens are usually outside, if you prefer a western style kitchen it’s advisable to find a property that maybe has both.
  • 8 -Bedrooms and bathrooms – although Thais don’t usually build bathrooms with bath tubs in them en suite bathrooms are the norm. You will need a spacious bedroom to keep your personal belongings in and shower rooms that are big enough to hold a shower, toilet and wash basin.
  • 9 -Check for subsidence too. Take a professional builder with you to make sure the entire property for subsidence. Are there any cracks in the walls? Does the property look uneven?
  • 10 -See if the property has the utility appliances you want. Check the roof for a TV dish and the interior telephone wires to see if the internet is connected.
