Buying property in Thailand can take time and effort. Condos can be purchased in your name or by other means, but houses and commercial property cannot. If a condo can be bought in your name, it’s a freehold property. Otherwise, our lawyers can help you with other means of ownership. The Condominium Act allows 49% of larger condo blocks to be purchased by foreigners. If a condo can’t be bought in a foreign name, it’s already owned by a Thai or Thai company.

We can explain the pros and cons of ownership, and the process is straightforward with our team’s help.

Foreigners can obtain up to 70% mortgages in Thailand, but you must remember that you are not in your home country, so the criteria are pretty stringent. We can advise you in detail on request, but you need a steady income here or abroad, some good collateral and supporting paperwork and evidence.

A small one-off tax of approximately 3.3% when the title is transferred in the case of a foreign-owned condo. This is based on a much lower Land Office estimate of the condo price than the actual sales price. A further tax of 3% is also payable if the property has been sold in the previous five years. With company-owned units, there is no tax to pay.

No capital gains tax is on selling a condominium or apartment. The profit on selling a house or land is 30% of the declared yield, which is always a conservative government figure. When it comes to houses, the Thai company is usually sold with the property. In this case, all that is required is a change in the director’s name; therefore, no taxes are due.

We have access to excellent and reasonably priced lawyers. Many clients do not see the need for extensive legal help or even legal help, but should they wish for assistance, prices will vary according to the type of sale, from only 5,000 THB to around 35,000 THB.

Thailand has no annual council taxes or water rates to pay.

The average water bill for a villa or condo ranges between 250 & 450 THB a month.

The average monthly electricity bill for a small condo ranges between 1000 to 1500 Baht. A three bedroom house with air condition on daily can be as as much as 3,500 THB a month.

Buyers should always transfer foreign currency into Thailand, which is straightforward. The buyer’s local bank will provide a receipt of the transfer, and this should be faxed immediately to the recipient so the transfer can be traced and confirmed. Typically, 10% is paid directly, and then the balance at an agreed date, but any reasonable amount from the ATM can secure property in the short term before you arrange funds transfers.

Security is an issue everywhere today, and Thailand has crime. However, overall, Thailand is a far safer place to live statistically than most other countries, and sensible precautions are the only requirement to ensure a happy life here.

Thailand is a very cheap place to live compared to most Western countries – the budget for life here costs you a quarter to a fifth of that back home. Of course, you can go mad, but generally, it is easy to have a higher standard of living for far less than you are used to. It has made Thailand the no.1 tourist destination in the world yet again for another year running.

People come to Thailand because the combination of fantastic climate, good food, lovely people, and amazing scenery is unbeatable.

The Pattaya and Jomtien bays are an excellent combination of beach, resort and creature comforts. Of course, there are more remote and quiet locations, and there are busier places, but most people find this area ideal overall.

The maintenance cost for a villa depends on the land size. At a typical villa, the charge is 7 baht per square metre per month and paid annually in advance. On the other hand, the maintenance charge for a specific condo is between 4,000 and 9,000 baht per room (per year) annually, paid in advance.

The import duties can be costly, especially for motor vehicles and furniture. Therefore, we strongly recommend you purchase these items in Thailand, especially as the quality is surprisingly high.

Pattaya is Asia’s biggest and most well-known tourist resort, so there is plenty of demand for accommodation here. Jomtien is highly sought after by tourists and long-term residents alike. Investors can expect a conservative return of about 10% to 12% on their investment, provided they buy in the right areas. We can offer expert advice on this as we handle many client portfolios. We also provide a specialized rental management package owing to our excellent office location and experience.

Nothing in life is 100% certain, but property prices here have climbed steadily to a point where they increase 20%+ every year and sometimes more in good locations. All the new investments locally and the new airport are now open should ensure this trend continues.

If you’re driving, the expressway from Bangkok airport is a comfortable one-hour and forty-five-minute drive. An air-conditioned taxi should cost no more than 1,500 Baht, including tolls on the expressway. The new airport will reduce this time to just over an hour and reduce the cost accordingly. Of course, you can always take air-conditioned buses at a much lower price.

The answer is complicated, but here is our easy guide to land sizes; Thailand is metric, so things start in square meters.

  • 4 square meters (2 x 2m) is 1 square Wah (or Talang Wah, as they say)
  • 100 Talang Wah is 1 Ngan (we’re at 400 square meters now – just about right for a small to medium house)
  • 1 Rai is 4 Ngan (or 400 Talang Wah or 1,600 square meters).
  • 1 Acre is 2.5 Rai. 
  • 1 Ngan is exactly 1 Hectare!
